Attractive and sustainably managed properties

Annehem Fastigheter is a listed property company with a long-term investment perspective, owning, managing, and developing sustainable commercial, community, and residential properties in the Nordic growth regions of Stockholm, Skåne, Gothenburg, and Helsinki.

The property portfolio is diversified and includes modern, environmentally certified properties as well as two business parks. As of 31 December 2025, the portfolio comprised 27 investment properties with a total value of SEK 5,020.3 million and a leasable area of 214 thousand square metres.

2025 was a year shaped by geopolitical uncertainty and economic recovery. In this market environment, Annehem Fastigheter demonstrated resilience and a strong ability to deliver on its objectives. The company strengthened its position across several areas: financially through solid growth in a number of key performance indicators, operationally through positive net letting in every quarter, and commercially through the acquisition of a new community property and investments in the existing portfolio that have generated attractive returns.

The year in brief: Strong execution in a changing environment

Results

Result: Annehem delivered strong operational growth, with rental income increasing by 9.7 per cent, net operating income rising by 4.8 per cent, and property management income per share increasing by 10.3 per cent. Net letting remained positive throughout the year, amounting to SEK 8.2 million.

Events during the year

Acquisition of a community property in Malmö, new and extended lease agreements at Ljungbyhed Park with key and well-established tenants, and the launch of a share buyback programme.

With growing optimism driven by higher consumer spending and employment levels, Annehem sees attractive opportunities for continued growth. The company’s business parks offer significant development potential, while its strong financial position provides the flexibility to pursue value-creating acquisitions as opportunities arise.

Sustainability focus

Annehem achieved the highest customer satisfaction score (NKI) among medium-sized property companies, with a score of 81, while also maintaining a high employee satisfaction score (NMI) of 81. At the same time, the company continued its efforts to optimise energy use and improve operational efficiency across its property portfolio.
